What is in the written report?
The date, the door and opener model numbers, the spring type and dimensions, and a line for each component with its condition. What is the difference between a tune-up and a safety inspection?
An inspection looks and reports; a tune-up looks, reports and then does the maintenance. Both begin with an observed cycle and a check of hardware, balance, sensors and reversal. A tune-up goes on to tighten fasteners, lubricate the moving points, adjust the opener and align the photo-eyes, and it may swap a worn roller or a bottom seal on the spot. What should I do while I wait for the technician?
Keep children and pets out of the garage, do not press the wall button or a remote, and do not try to push or pull the door. Can a section with windows be replaced, or windows added?
Yes on both counts, within what the manufacturer offers for your model. A damaged glazed section is ordered as a glazed section, with the frame style and glass type specified. Windows can also be introduced by ordering the replacement, usually the top section, in a glazed version. Bear in mind that a glazed section can weigh differently, so spring tension is checked, and that the window frame style should be chosen to suit the door's panel design. How many rollers does a garage door have?
A standard four-section residential door has ten: one at each end of the three hinge lines between sections, one in each of the two top fixtures and one in each bottom bracket. A five-section door carries twelve, and taller doors more still. How long do garage door hinges last?
Many hinges last the life of the door. Those that fail early are usually on doors that were out of balance, had seized rollers, saw heavy daily use, or sat in slush and salt through many winters. Does a heavy insulated door need heavier track?
Usually the standard two-inch track handles a residential insulated door well, provided the gauge matches what the door maker specified and the brackets and hangers are properly fixed. Very heavy or oversized doors, and some carriage-style wood doors, are set up on three-inch track or on heavier-gauge two-inch. Should I lubricate the cables?
A light film, yes. A mist of silicone or a lubricant made for garage doors on the cables, especially the lowest stretch near the brackets, sheds moisture and slows rust. Avoid heavy grease or oil, which holds grit and salt against the strands. Will the repair happen during the same visit?
When the cause is a common part carried on the truck, yes: capacitors, gear kits, sensor pairs, trolleys, wall controls, remotes and wiring are typical. When the part is specific to an older model and has to be ordered, or when the diagnosis finds a spring or cable problem that needs its own appointment, the door is left safe and the next step is agreed with you before the technician leaves. Is a chain drive supposed to be this noisy?
A chain drive has a steady mechanical sound that a belt drive lacks, and that much is normal. What is not normal is change: a slap along the rail from a loose chain, a clack at one spot from a worn sprocket tooth, grinding from the head as a gear wears, or a rattle from hangers or a header bracket that have loosened. Should the belt be lubricated?
No. The belt is meant to run clean and dry; oils and sprays soften the rubber and gather grit in the teeth, which wears the sprocket. Does a heavier door need a more powerful motor?
The door's springs carry its weight; the motor only guides it. A properly balanced door of any size moves with modest effort, which is why balance is tested first.
