Garage Doors in Mount AlbertRollers, hinges
and the small parts.

Most of what goes wrong with a garage door in Mount Albert is small: a cracked roller, a hinge with an oval hole, a bearing that dried out. We carry those parts, replace them in sets so wear stays even, and lubricate the rest, which is often all a noisy or sticky door needed. Calls from Holt and West Franklin are covered too.

2021 census: what it means at the door

Every square is one home in a hundred.

  • 28 in 100 homes · newer homes
  • About 28% of homes in East Gwillimbury were built in 1980 or earlier, according to the 2021 Census. Many newer homes have a keypad by the door, several remotes and an app that reports whether the door is open. We keep all of these talking to the opener, clear codes from devices that have gone missing and set up new ones so the whole household is covered.
  • Single-detached houses make up about 81% of homes in East Gwillimbury (2021 Census).Detached houses commonly have attached two-car garages with a wide double door, which is a heavy door on a pair of torsion springs. Spring and cable work on these doors is done as a matched set so the door lifts level and the opener carries only its intended load.

Garage Door Bottom Seal Replacement

The call
After a spring rain there is a puddle inside the door that reaches the tires. The driveway slopes toward the garage, the slab has a low corner, and the flattened old seal is not making up the difference.

The outside handle wobbles in your hand and the inside knob spins round and round with nothing attached. The screws that held the lock through the door skin have pulled loose, leaving oval holes, and the whole thing hangs on by little more…

The call
Every morning the door announces itself: a rattle on the way up, a grinding squeal on the way down, loud enough that the neighbours know when you leave. A spray of lubricant settled it for a day or two, then the racket came back.

ScaleNot to scale

If the door dropped suddenly, hangs crooked, or needs real effort to lift by hand, the spring and cable system is where we look first. These services put it right.

  1. Part 1The panels

    Garage Door Panel Replacement

After an overnight freeze the door stuck to the slab, the opener strained, and something gave. The bottom section is bowed inward, one hinge has torn free of its screws, and the rubber seal along the bottom no longer sits flat.

  2. Part 2The springs

    Torsion Spring Replacement

You heard a sharp bang from the garage, and now the opener hums for a second and gives up. The door lifts a few centimetres at most, then settles back down as if something very heavy is holding it in place.

  3. Part 3The cables

    Garage Door Cable Replacement

After years of slushy winters the cables look thinner near the bottom brackets, with rust streaks running down the door where they attach. The door still works, but the frayed wires catch your glove when you brush past.

  4. Part 4Tracks and rollers

    Garage Door Roller Replacement

A roller near the top corner is riding on the lip of the track rather than inside it, and the section above leans back a little more each week. The door still moves, but it looks one bump away from coming out altogether.

  5. Part 5The opener

Garage Door Opener Diagnosis and Repair

It is a January morning and the door lifts about a hand's width, groans, and settles back down. When you pull the release and try by hand the door feels far heavier than it used to, and the bottom seal is stuck hard to the slab.

What people ask us

What does a new bottom seal do about water coming in?

It closes the gap between the door and the slab so rain and meltwater meet a continuous barrier. Where the driveway slopes toward the garage, or the slab edge has dipped, the seal alone is working against gravity, and a threshold seal glued to the floor adds a lip that turns water back toward the drive. The technician looks at where the water comes from and recommends the combination that suits your threshold.

My key will not turn in the cold. What is happening?

Meltwater has run down the door face into the keyway during a thaw and frozen overnight, or cold has stiffened old lubricant inside the cylinder. Lock de-icer or gentle warmth frees it; hot water is avoided because it refreezes and can crack cold metal. Afterwards the cylinder is dried and given a dry graphite or PTFE lubricant that sheds moisture instead of trapping it.

How many rollers does a garage door have?

A standard four-section residential door has ten: one at each end of the three hinge lines between sections, one in each of the two top fixtures and one in each bottom bracket. A five-section door carries twelve, and taller doors more still. The technician counts and inspects every one, because replacing the full set together keeps the door's travel and sound even from side to side.

How long do garage door hinges last?

Many hinges last the life of the door. Those that fail early are usually on doors that were out of balance, had seized rollers, saw heavy daily use, or sat in slush and salt through many winters. A light hinge on a heavy door also wears sooner. Rather than a fixed number of years, watch for cracks near the holes, a rocking pin, rust at the knuckle and screws backing out.
