for early risers.

When the bedroom sits above the garage, every rattle at six in the morning is personal. For households in Sharon we track each sound to its source: dry rollers, a loose hinge, a chain that has stretched, an opener rail rubbing the ceiling. Fix those and the door becomes something you stop noticing.

2021 census: what it means at the door

Every square is one home in a hundred.

  • 28 in 100 homes · newer homes
  • About 28% of homes in East Gwillimbury were built in 1980 or earlier, according to the 2021 Census. In neighbourhoods built more recently, most garage doors are sectional steel on torsion springs with a belt or chain opener from the same era. The springs on these doors are rated for a set number of cycles, and many are now reaching the end of that first life.
  • Single-detached houses make up about 81% of homes in East Gwillimbury (2021 Census).Detached houses often have a room over the garage, a bedroom or an office, which makes the garage door part of the heated envelope. An insulated door, snug weatherstrip and a fresh bottom seal keep that room comfortable and the furnace from working overtime in winter.

Garage Door Panel Replacement

The call
Rust has crept along the bottom edge of the lowest section. What began as bubbling paint is now a soft, flaking strip, the seal retainer is working loose, and a screwdriver pressed against the worst spot goes through the steel.
First step
One section, or is it time for the whole door?

Garage Door Roller Replacement

Gloved hand holding a white garage-door roller beside its track, with two loose rollers and a red tool on a tray. — Garage Door Roller Replacement, Sharon
The call
Every morning the door announces itself: a rattle on the way up, a grinding squeal on the way down, loud enough that the neighbours know when you leave. A spray of lubricant settled it for a day or two, then the racket came back.
First step
Does the door hold its own weight?

Garage Door Hinge Replacement

Metal center hinge across a seam in a white sectional garage door. — Garage Door Hinge Replacement, Sharon
The call
The roller at the top of the second panel is leaning outward and only half of the wheel is still in the track. Behind it, the hinge that should hold it flat against the door has a screw missing and another hanging by a thread.

Extension Spring Replacement

Two detached extension springs with hooked ends on a garage bench. — Extension Spring Replacement, Sharon
The call
Open the door by hand and it drifts back down on its own, a little at first and then all at once. Nothing is broken that you can see, but the springs along the tracks look tired, rusty and slightly sagging.
First step
Both springs, side by side

If the door dropped suddenly, hangs crooked, or needs real effort to lift by hand, the spring and cable system is where we look first. These services put it right.

  1. Part 1The panels

    Garage Door Panel Replacement

After an overnight freeze the door stuck to the slab, the opener strained, and something gave. The bottom section is bowed inward, one hinge has torn free of its screws, and the rubber seal along the bottom no longer sits flat.

  2. Part 2The springs

    Torsion Spring Replacement

You heard a sharp bang from the garage, and now the opener hums for a second and gives up. The door lifts a few centimetres at most, then settles back down as if something very heavy is holding it in place.

  3. Part 3The cables

    Garage Door Cable Replacement

After years of slushy winters the cables look thinner near the bottom brackets, with rust streaks running down the door where they attach. The door still works, but the frayed wires catch your glove when you brush past.

  4. Part 4Tracks and rollers

    Garage Door Roller Replacement

A roller near the top corner is riding on the lip of the track rather than inside it, and the section above leans back a little more each week. The door still moves, but it looks one bump away from coming out altogether.

  5. Part 5The opener

Garage Door Opener Diagnosis and Repair

It is a January morning and the door lifts about a hand's width, groans, and settles back down. When you pull the release and try by hand the door feels far heavier than it used to, and the bottom seal is stuck hard to the slab.

What people ask us

Can a section with windows be replaced, or windows added?

Yes on both counts, within what the manufacturer offers for your model. A damaged glazed section is ordered as a glazed section, with the frame style and glass type specified. Windows can also be introduced by ordering the replacement, usually the top section, in a glazed version. Bear in mind that a glazed section can weigh differently, so spring tension is checked, and that the window frame style should be chosen to suit the door's panel design.

How many rollers does a garage door have?

A standard four-section residential door has ten: one at each end of the three hinge lines between sections, one in each of the two top fixtures and one in each bottom bracket. A five-section door carries twelve, and taller doors more still. The technician counts and inspects every one, because replacing the full set together keeps the door's travel and sound even from side to side.

How long do garage door hinges last?

Many hinges last the life of the door. Those that fail early are usually on doors that were out of balance, had seized rollers, saw heavy daily use, or sat in slush and salt through many winters. A light hinge on a heavy door also wears sooner. Rather than a fixed number of years, watch for cracks near the holes, a rocking pin, rust at the knuckle and screws backing out.

The door creeps open on its own. Is that a spring problem?

Usually, yes. A door that rises from the floor or from halfway without help has springs pulling harder than the door weighs, which happens when a heavier-rated pair was fitted, when the hooks were set with too much stretch, or when a door has been made lighter by a panel change. It also puts strain on the opener, which has to hold the door down. Weighing the door and fitting the correct rating, set evenly, settles it.
